How to Create a General Contractor Quote
Use the same phase names in the scope, price breakdown and schedule. That makes it easier for the customer to follow the project from the first task to the final handover.

How to Fill In General Contractor Quote Line Items
A fixed trade package can use a quantity of one when the description defines the work. Show the customer the price you are offering for that package, with your coordination included or clearly priced separately.
This fictional quote covers a two-room office refresh: site protection, specified trim repairs and repainting. The contractor coordinates all three packages, and that work is included in their prices. US dollar prices and the 8% tax on the full subtotal are illustrative.

What to Include in General Contractor Quote Terms
Use Terms and Conditions for arrangements that apply to the whole project. Identify the scope or plan revision behind the price, who makes outstanding selections, and what needs to be ready before work begins.
Keep fixed work, allowances and optional upgrades distinct. An allowance is an amount included for a choice still to be made; explain how a more or less expensive selection changes the total. Leave an unselected upgrade outside the base total.
Include only policies your business uses, with permits and tax checked against local requirements. For a project billed in phases, name the milestone that makes each payment due. The simpler office refresh below uses payment on completion.

- This quote is valid until [date] and covers the two-room office refresh at [project address], including the trim repairs and painting described in the line items.
- The price includes site protection, disposal and coordination of the carpentry and painting packages. Electrical work, furniture moving and changes to the room layout are excluded.
- The customer will clear the rooms and confirm paint colors before the agreed start date. We will confirm site access and the work schedule after acceptance.
- Payment is due on completion. Any change to the listed work, price or schedule requires written approval before the changed work begins.
